INCH Architecture are lead consultant and Architects on the Dykebar Development Framework project.
The project brief was to assist the NHS with rationalisation and reorganisation of the retained areas of NHS estate following the sale of most of the estate for housing. The challenge of the project is to enable development of high quality public realm which integrates in to the housing development while protecting the continued operation of the two areas of retained and live NHS estate which is a highly sensitive set of listed buildings.
The estate consists of multiple B-listed buildings within a listed grouping around the former main hospital building. The site provides access to areas of high quality woodland and wetland. Gradual development over time has eroded the legibility of the estate, and the user experience of moving through the public realm.
The proposals developed by INCH respond to the brief of creating a new public realm strategies for the sites, while expanding the briefed requirements to provide a development framework which will unlock future development sites over time, while improving the quality of the site legibility, connections and public realm.

The proposals increase connections, integrate the retained buildings and landscaping with the future housing development, and create a strong, quality set of public realm spaces, providing a new, legible layout for the areas of retained NHS Estate.
